Routes to live in Bali (2026)
In Indonesia there is no "buy property → get residence"; residence is a separate permit (KITAS/visa). The main routes:

⚠️ Citizenship note: Indonesia does not allow dual citizenship — to naturalize you must renounce your current passport. So Bali is a living/residence base, not a fast second passport.
⚠️ Legal traps — you must know these
- Nominee (property in a local's name) = now a CRIME. Holding property via an Indonesian's name is now criminal under Bali Perda 4/2026 — up to 5 years prison and IDR 1 billion fines for the foreigner, the nominee and any facilitator; the side agreement is void anyway. Villa demolitions began in 2025. We never advise it.
- "Foreign income is tax-free on a nomad visa" — NOT TRUE. Stay 183+ days (or even just hold a KITAS, per the Dec 2025 interpretation) and you become an Indonesian tax resident, taxed on worldwide income up to 35%. NPWP + return planning is required.
- Renting your villa as an individual is illegal. Short-term rental (Airbnb) needs a PT PMA + proper licence; unlicensed rentals are an active enforcement/demolition target.
Foreign property ownership: how it really works
- Hak Pakai (Right to Use): for KITAS/KITAP/Second Home holders; up to 80 years (30+20+30). Minimum value thresholds apply (~IDR 5bn house / 2bn apartment in Bali).
- Leasehold: most common for villas — notarial 25–30 year leases with extension options; no visa needed, but it's a contract right, not a title — due diligence is essential.
- PT PMA + HGB: the legal way for a foreign company to hold and rent out a villa/business (up to 80 years, a mortgageable title).
Foreigners can NEVER hold freehold (Hak Milik) land — a constitutional rule.
Tax
Indonesia applies the 183-day rule: cross it and you're taxed on worldwide income (progressive, top bracket 35%). Property purchase carries a 5% duty (BPHTB), rental income a 10% withholding, sales 2.5–20% depending on status. Tax planning before you move — especially for high earners — is critical, and we provide tailored guidance.

What is the Second Home Visa — do I lose the money?
It grants 5–10 years of residence. Requirement: hold ~IDR 2 billion (~$130,000) in an Indonesian state bank OR own luxury property. The money is a blocked deposit but remains yours — not given to the state.
Can I just buy via a local’s name? (nominee)
No — we strongly advise against it. Under Bali Perda 4/2026 the nominee arrangement is now a crime (up to 5 years prison + IDR 1 billion fine) and the side agreement is void. Legal routes: Hak Pakai, leasehold or PT PMA.
Is my income tax-free on the digital nomad visa?
Not reliable. Staying 183+ days — or even just holding a KITAS (Dec 2025 interpretation) — can make you a tax resident, with worldwide income taxed up to 35%. Always do tax planning.
Can I own a home as a foreigner?
