The Dubai Golden Visa grants a 10-year renewable residence for a freehold property valued at AED 2 million (≈$545k) by the DLD — with no minimum-stay requirement and family included. The property must be in a designated freehold zone and registered (Title Deed, or Oqood for off-plan); you can combine two or more properties to reach the threshold. A key February 2026 change: the previous rule requiring 50% of a mortgaged property to be paid upfront was removed — you now qualify on the full DLD-certified value provided your bank issues a NOC.
