Spain
Mediterranean Living & Property Investment
Spain is one of Europe's most sought-after destinations for living and investment, with year-round sun, mature infrastructure and a strong rental market. IMPORTANT: Spain's Golden Visa (residency by property) was fully abolished on 3 April 2025. However, foreigners can still buy real estate freehold in Spain; those wishing to live in Spain can use separate residency routes such as the non-lucrative (passive income) visa or the digital-nomad visa. The Costa del Sol (Marbella, Estepona, Mijas) and Costa Blanca (Alicante, Torrevieja, Orihuela Costa) stand out for both lifestyle and short-term rental yield.
Portugal
D7 Visa and Investment Programs
Portugal remains one of the most attractive European destinations thanks to its updated investment visa, the popular D7 passive income visa, and the revised NHR 2.0 tax regime. With citizenship available after just 5 years of legal residence, Portugal is a top choice for retirees, digital nomads, and investors.
Greece
Europe's most affordable Golden Visa
Greece offers one of Europe's lowest investment thresholds for a Golden Visa. The 2024 reform introduced a tiered system: €800K in Athens/Thessaloniki/major islands, €400K in other regions, and €250K for qualifying commercial-to-residential conversions. Family residence and Schengen freedom of movement included.
Montenegro
Own Property on the Adriatic, Earn Residency
Montenegro, a small Balkan country on the Adriatic coast, has become a favourite of foreign investors in recent years. Although its official currency is the euro, it is not yet an EU member; accession talks are ongoing with a 2028 target. Foreigners may buy residential property in full freehold, and ownership opens the door to a renewable residence permit. Low cost of living, a 9% flat income/rental tax, freedom for short-term (Airbnb) rentals and growing tourism make Montenegro attractive for both living and investment. Note: the citizenship-by-investment (CBI) programme closed at the end of 2022; today the route is residency through property ownership.
Turkey
Fast-track citizenship and strong ROI
Turkey runs one of the world's fastest real estate–based citizenship programs. A $400,000+ property investment (with a 3-year non-sale covenant) grants Turkish citizenship and passport in just 4–6 months. The Turkish passport provides visa-free/on-arrival access to 110+ countries.
Thailand
Southeast Asia's premier lifestyle destination
Thailand is unique in Asia for allowing direct condo ownership by foreigners, offering long-term residency via Thailand Privilege (formerly Thailand Elite) and the new LTR visa, and keeping a famously low cost of living. Short-term rental yields in Pattaya, Phuket, and Koh Samui regularly hit 8–12%.
Dubai (UAE)
0% Tax, Golden Visa and High Rental Yields
Dubai (United Arab Emirates) is one of the world's fastest-growing property investment hubs. Foreigners can buy freehold in designated zones (Dubai Marina, Downtown, Palm Jumeirah, Business Bay, JVC and more). Key advantages: 0% income/property/capital-gains tax, a USD-pegged stable currency (AED), strong rental yields (6-9%) and a 10-year renewable Golden Visa on purchases above AED 2M. The market is driven by off-plan projects from developers like Emaar, Sobha and Meraas, offering flexible payment plans and capital-growth potential. Note: the UAE does not grant citizenship by investment; the route is the Golden Visa (long-term residency).
