Airbnb & Short-Term Rentals in Montenegro: Rules, Licensing and Yields (2026)

Is renting your Montenegro property on Airbnb legal? Tourist registration (categorisation), taxes, seasonal occupancy and realistic net-yield math.

Montenegro is one of the few European destinations where short-term (Airbnb-style) rental is both permitted and profitable — unlike, say, Greece's Golden Visa properties. "Permitted" doesn't mean "unregistered": you must categorise the property as tourist accommodation (a municipal classification), register guests, collect the sojourn tax, and declare rental income (see our tax guide). The coast is strongly seasonal — peak June-September in Budva, Kotor and Tivat — so calculate net yield on realistic annual occupancy, not single-season figures. The best performers are walk-to-beach, sea-view, well-managed 1-2 bed units. Running it through a DOO can help with tax and residence. Browse Budva and Kotor listings.
