Thailand is one of Asia's most popular property markets for foreign buyers — affordable entry, strong rental yields and quality of life. Ownership rules differ from Europe: foreigners can own freehold condominium units up to 49% of a building's total saleable area, while land and villas cannot be owned directly — a villa is typically held via a 30-year registered leasehold or by separating the building title from the land. The cleanest route is usually a freehold condo. For a freehold registration you must prove the purchase funds entered Thailand from abroad in foreign currency (the FET form). Buying costs are modest (≈2% transfer fee, plus specific business tax/stamp duty), and annual property tax on homes is very low. Crucially, owning property does not grant residency — you still need a separate visa such as retirement, the 10-year LTR, or Thailand Privilege (Elite).
