Greece runs one of Europe's most popular Golden Visa programmes — EU residence by buying property, in the Schengen area and close to Turkey. As of 2026 the property route has three tiers: €800,000 in high-demand areas (Attica/Athens, Thessaloniki, Mykonos, Santorini and islands over 3,100 residents), €400,000 elsewhere — both requiring a single home of at least 120 m² — and €250,000 only for heritage restorations or commercial-to-residential conversions. The visa grants 5-year renewable EU residence (family included: spouse, children under 21, dependent parents), Schengen mobility and no minimum-stay requirement; it is residence, not automatic citizenship.
