Can foreigners really hold title in Thailand?

Yes. Condo units within the 49% foreign quota carry freehold title in your name. Villa land cannot be foreign-owned; leasehold or company structures are used instead.

Can I buy without travelling?

Yes — video tours, remote signing and power of attorney cover the whole process.

How is my money protected?

Payments go directly to the seller’s official account under lawyer-approved contract terms; transfer happens at the official Land Office.

Is 8–12% yield realistic?

It depends on area and property: Bangkok long-term 4–6%, Pattaya/Phuket short-term 8–12%. Our ROI calculator uses real market data.

Does buying grant residency?

Property alone does not grant residency, but Thailand Privilege (5–20y) and LTR (10y) visas enable long stays; we plan both together.

What is your fee?

Buyers pay no advisory fee; our commission is covered by the seller/developer. Legal and official fees are as listed.
